GAS/LP FURNACE
- Test temperature rise through furnace, furnace safety controls, sequence of operation and thermostat for proper operation
- Carbon monoxide detection test in occupied spaces
- Check furnace electrical connections and wiring
- Inspect furnace blower compartment and venting for rust and/or corrosion
- Check and clean furnace burners, furnace blower compartment, flame sensor and pilot assembly (if applicable)
- Lubricate all moving parts if applicable
- Replace filters per contract
ELECTRIC FURNACE
- Clean or replace filter per contract
- Lubricate all moving parts if applicable
- Check electrical connections, AMP draw of motor and element(s), on/off sequence, and temperature rise
- Compare sequential operational check
PACKAGE UNITS
- Gas/LP refer to gas/LP inspection list
- Heat pumps and AC refer to HP/AC list
- Includes an economizer inspection
- Replace filters per contract
HEAT PUMPS & AIR CONDITIONERS
- Replace filters per contract
- Check and tighten all wire connections
- Check, brush clean evaporator coil, outdoor condenser coil
- Check outdoor condensing coil for level, refrigerant operating temps, condensate drain
- Check auxiliary heat and emergency heat for proper operations
- Check blower wheel and operation of all safety controls and contactors
- Check for correct temperature drop and rise through system
- Lubricate all moving parts
- Test thermostat and all electrical components operating amperage and voltage
- Verify correct defrost sequence of operation
BOILERS
- Check for fuel and water leaks and lubricate pump
- Brush, clean heat exchanger
- Clean and service burners
- Check pilot or igniter, firing rate, flame safety circuit, high limit safety, boiler pressure and feed, draft and flue
- Boiler control test
- Inspect and vacuum venting
- Verify temperature rise in boiler and at supply and return
ECONOMIZERS
- Check controller operation, damper motor function
- Verify/set minimum position
- Enthalpy controls
- Inspect fresh air intake screens
